Those figures cover air sealing and insulation generally—not spray foam guarantees. A newer efficient home may save less; an older leaky home may have more opportunity.
Simple payback logic
Divide the net project cost by estimated annual energy savings to see a simple payback period. For example, a $7,000 net project with $700 in verified annual savings has a ten-year simple payback before considering comfort, humidity control or future energy prices.
A better estimate uses twelve months of utility bills, a building assessment and realistic before-and-after assumptions. Do not accept a guaranteed percentage without supporting analysis.
Value beyond the utility bill
Homeowners may also value more consistent temperatures, fewer drafts, reduced humid-air entry and improved performance of ducts located inside an encapsulated attic. These benefits are real considerations but difficult to convert into a universal dollar amount.
